Rue Ordener – Reuse of materials and enhancement of existing structures

When environmental improvement and compliance with standards go hand in hand with the enhancement of an architectural heritage dating back to 1948, the result is Rue Ordener.

This project to refurbish a former SNCF commissary in Paris’s 18th arrondissement involves renovating the entire building and its external spaces into an office complex.

The redevelopment is part of a comprehensive, low-carbon approach that involves :
– Intervening as much as possible with existing elements, from the structure of the building to its exterior envelope, in order to preserve the industrial heritage of the site. This is also expressed through the reinterpretation of original elements, as in the design of the new metalwork;
– Limiting the addition of materials, in particular by cleaning the envelope to restore the brickwork, base and stone framing to their former glory;
– Reuse materials, both for structural elements and for certain interior fittings, in particular granite basins and period lighting fixtures.

In harmony with the architectural project, the landscaping project organizes the building and its territorial anchorage for the benefit of the occupants. It extends from the garden level to the planted terraces on the ground floor (R+1) and ground floor (R+3).

Outdoor spaces are designed in close relation to the building’s functions. They offer an open-air extension of work uses, or complementary rest and relaxation functions.

Below the street, the existing outdoor slabs are preserved and become the support for new trees planted in pits dug for the purpose.

Once again, this project demonstrates that frugal design can make the most of what’s already there.
